You do not need a folder full of paperwork to start a conversation. A few basics can help clarify what kind of valuation you need and what the next step could be.

## Start with the property and the reason

Share the property address and type, such as a single-family home, condominium, or small residential property. Then describe the decision you are working through. A purchase, sale, estate, tax, insurance, or planning question can call for a different scope.

If you know the effective date you need, include it. If you have a deadline, mention that too. It is fine to say when you are not sure.

## Mention useful context you already have

Recent updates, additions, plans, or records may help explain the property. You can mention what is available, but you do not need to gather a complete package before reaching out. The information needed depends on the property and the intended use.

## Clarify what an appraisal can answer

An appraisal develops an opinion of value for a defined purpose and date. A home inspection focuses on visible condition and major systems. If you are unsure which service fits your question, explain the decision you need to make and ask before scheduling work.
