**Promiseland Appraisals does not publish a standard Houston appraisal price or package menu.** A fee is quoted per assignment after the property, intended use, and scope are understood. A number shown without those details may not describe the work you need.

## Why fees vary

An appraisal is a defined assignment, not one identical product for every home. The information below can change what work is needed and what should be included in a fee quote.

### Intended use and audience

Start with the decision the valuation should support and the person or organization that will use the result. A purchase question, a past-date estate question, a planning decision, and an insurance request may require different scope or documentation. If an attorney, lender, insurer, fiduciary, or other professional has instructions, share them before asking for a quote.

### Property type and complexity

The address and property type matter. A single-family home, condominium, townhome, or property with unusual characteristics may call for different records and analysis. Size, layout, condition, additions, accessory structures, location, and the availability of useful comparable information can also affect the work.

### Effective date and records

Tell the appraiser which date the value question addresses. A current date and a retrospective date are not interchangeable. Plans, improvement details, prior records, access, and other available information can help clarify what scope is appropriate. You do not need to collect every record before the first conversation; describe what you already have.

### Access and deadline

Access arrangements, property occupancy, scheduling constraints, and any deadline may affect the assignment. A deadline does not guarantee availability or a particular completion date. Share it early so the scope and timing can be discussed together.

## Why a single online range can mislead

A broad price range can leave out the assignment details that make one quote different from another. It may describe a different property type, audience, date, or deliverable. It may also refer to a service that is not appropriate for your decision. Promiseland Appraisals does not publish a Houston-wide range because fees are quoted after the actual property and scope are reviewed.

When comparing quotes, compare the work each provider says is included. Ask whether the quote addresses the right effective date, intended user, requested format, property access, and deadline. If two providers describe different scopes, their fees do not represent the same assignment.

## Ask for a scope-specific quote

Before work begins, confirm what the assignment covers, what information or access is needed, the fee, timing, and the agreed deliverable. If a third party will rely on the result, ask that party what format and purpose it requires before you order work.

The website has no online checkout, instant quote, or published tier prices. A fee is confirmed directly for the individual assignment. The [Promiseland Appraisals pricing page](/pricing/) explains what to send and how to reach Alex.

Ask the provider to explain the assignment in plain language. You should understand what is being valued, who the work is for, what date applies, what information or access is required, what deliverable is included, when it is expected, and what fee applies. If any of those items are still open, ask what needs to be confirmed before you decide.

## Compare the assignment, not only the fee

If you are reviewing more than one proposal, make sure each provider is responding to the same address, purpose, effective date, intended user, access plan, and requested deliverable. A lower or higher amount does not tell you whether the scopes match. Ask for an explanation of any differences in the proposed work before choosing.

Also ask how changes to the request would be handled. A later effective date, a newly identified intended user, additional properties, limited access, or a third-party reporting requirement could change what is needed. Do not assume the initial fee includes work that was not part of the confirmed scope. Get any changes clarified directly before they are relied on.

## What to send

Include these details in your first message:

- Your name and phone number
- The full property address, including city and ZIP code
- The property type
- The reason for the valuation and who will use it
- The effective date you need, if known
- Any deadline
- Records or instructions you already have

Call or text (832) 726-4841, or use the [contact page](/contact/). The homepage form prepares a text or email draft for you to review and send. The website does not receive or store the draft.

## A fee is not the same as a tax-district value

County appraisal districts produce values for property-tax administration. A private appraisal is a separate assignment with a defined purpose and intended user. Neither an online estimate nor a quote from an appraiser tells you what a tax protest will cost or whether a particular process applies. For a Texas property-tax question, check current instructions with your appraisal district and the [Texas Comptroller's property-tax protest guide](https://comptroller.texas.gov/taxes/property-tax/protests/).
