# How the appraisal process works

A residential valuation request starts with a clear question, an agreed scope, and a defined next step.

## The three steps

1. **Share the property and question:** Send your name, phone number, full property address, property type, reason for the valuation, and any deadline or needed effective date.
2. **Confirm coverage, scope, fee, and timing:** Alex reviews the address and intended use with you, explains the scope and information needed, and confirms the fee and timing before work begins.
3. **Complete the agreed assignment:** If you choose to proceed, the work and deliverable follow the terms confirmed for that assignment. A report or other result is not promised until the scope is agreed.

## Keep the request clear

A city page does not confirm coverage for every nearby address. Use the full property address and describe the decision, audience, and date the valuation needs to address.
