# What is a residential appraisal?

**A residential appraisal is an opinion of a property's value for a specific purpose and effective date. It considers the home's characteristics and relevant market evidence to answer a defined question. The intended use and audience help determine what scope and documentation are appropriate.**

## Purpose shapes the assignment

The same property can raise different questions for a purchase, sale, estate, insurance review, tax matter, or long-term planning decision. Explain who needs the result and what decision it will support before work begins.

An effective date identifies the point in time the value opinion addresses. If you need a past or future date, say so at the start because that can change the scope and available information.

## An appraisal is different from an inspection

An appraisal focuses on a value question. A home inspection focuses on visible condition and major systems. One service does not replace the other, and a valuation is not a repair list or code inspection.

If you are unsure which service fits, describe the decision you need to make before scheduling work.
